The recently completed, Carlos Ortega Villas in the City of Palm Desert is a 72-unit affordable senior housing complex operated by the Palm Desert Housing Authority. Named for the late City Manager Carlos Ortega, the development includes apartments of varying sizes with a range of affordable rents. The community is conveniently located within walking distance to retail and business services. MSA was an integral part of the site design from inception to final construction. MSA integrated the City’s design criteria with Architect IDC’s visions for a walkable, interactive and serene community. Unique site design features included French drains, underground retention basins and under-sidewalk drains to convey storm runoff to a subsurface percolation system. The development has been designed to exceed current Title 24 standards for construction, achieve a minimum of Silver LEED certification and ultimately achieve a net zero energy usage. The results of MSA and IDC’s unique design efforts will be apparent for years to come, as this outstanding project serves its community well.
